Painters Randwick

Randwick sits just far enough back from the water that the salt eases off — but it's still an eastern suburb, and the exposure is real on anything facing the coast. What actually defines painting work in Randwick is the age and density of the stock.

 

The suburb has one of the deepest runs of Victorian and Federation housing in the Eastern Suburbs: terraces with rendered facades and iron lacework through the streets around Randwick Junction and toward The Spot, plus substantial free-standing homes on the ridges near Avoca Street and the racecourse. On these, the render is usually the easy part. The work is in the joinery — original timber windows, verandah posts, decorative brackets, cast-iron balustrades — and in what's underneath. A century of repaints builds a film that cracks and lifts, and on anything pre-1970 there's a fair chance of lead-based paint below the top coats. It can't be dry-sanded out into the garden. Parts of Randwick also sit within heritage conservation areas, which can affect colour and material choices depending on the property, so it's worth checking what applies before you settle on a scheme.

 

The other half of Randwick is red brick apartment blocks — an enormous stock of 1930s through 1960s walk-ups, mostly strata, mostly with painted or rendered common areas that see very heavy traffic. Between UNSW and the Prince of Wales, a lot of these are rentals turning over constantly, which means vacancy repaints on tight timelines. We do both, and we don't treat them the same.

 

A tired Randwick terrace and a Randwick walk-up corridor are two entirely different jobs. Quoting them the same way is how you end up with a price that doesn't survive contact with the property.
