Maroubra takes weather the way few Sydney suburbs do. It faces the open ocean with almost nothing in front of it, so properties here deal with salt, constant wind and hard UV all at once. Salt doesn't just sit on the surface — it works into every gap it can find, around window frames, under fascias, into any hairline crack in render. Most are strata, most have rendered or painted brick common areas, and the older beachfront ones have balconies that have been exposed to salt for sixty years — if there's spalling concrete or exposed reinforcement, that's a remedial job before it's a painting job, and we'll tell you that rather than coating over it.
