Exterior House Painting Sydney

Sydney is hard on exteriors. Heat, UV, salt air on the coast, driving rain from the south, and mould on anything that doesn't get sun. The same product will generally weather faster here than in a milder climate — and faster again if it went on over a surface that wasn't properly prepared.

The approach changes with the substrate and the exposure. Preparation isn't where we look for savings, and what we're preparing is set out in your quote.

Coastal and exposed properties

If you're near the water — Coogee, Maroubra, Manly, or anywhere with a salt breeze — your exterior is dealing with salt deposits and heavy UV that inland properties never see. Salt sits on the surface and works into any gap it can find; UV breaks down the binder in the paint film until it chalks.

On coastal jobs we pay particular attention to washing off salt before coating, and we talk through product options built for that exposure at the time of quoting. Metalwork near the coast — balustrades, railings, gutters — needs its own approach, because once rust is under the paint film, coating over the top of it doesn't stop it.

When should you repaint?

How often an exterior needs repainting varies widely with the product, the substrate and the exposure, and general guides are a poor substitute for looking at the actual walls. The signs are more useful than any number. Consider repainting when you see:

Chalking — run your hand down a sunny wall. If it comes away with a powdery residue, the binder has broken down.
Flaking or peeling, particularly on timber trim and eaves.
Fading, usually worst on north and west elevations.
Cracks in render, or gaps opening at joins and around windows.
Mould on shaded southern walls that keeps coming back.
Exposed timber — once bare timber has been weathering for a season or two, you're into repairs, not just paint.

Repainting before the substrate is damaged is far cheaper than repainting after. Once water is getting into timber, the job stops being a paint job.

FAQs

  • Autumn and spring are generally ideal — mild temperatures and lower humidity. Summer is workable but we plan around the heat of the day, and winter is fine on the right days. The limits that matter are rain, high humidity and surface temperature, and every product has its own stated application conditions — we work to the manufacturer's specification for whatever we're using rather than a rule of thumb.
     

  • Two coats as standard on every job. If you're going from a dark colour to a light one, or covering water stains, you may need three — we'll tell you at the quote rather than discovering it halfway through.

  • Homes built before 1970 may have lead-based paint under later coats. It needs to be handled in line with the relevant safety requirements, not dry-sanded into the garden. If we identify it, we'll tell you and set out how it will be managed and what that means for the scope and the price.
